Why Savills plc is buying Eastdil Secured LLC

Savills said the deal would accelerate its expansion in North America and strengthen it in Europe and Asia Pacific, making the enlarged group a leading adviser on commercial property transactions above $100m. It expects low-to-mid teens percentage accretion to underlying earnings per share in 2027 before synergies.

Deal terms and financing

Savills funded the deal with loans and the issue of new shares, about 16% of its enlarged share capital, to Eastdil's equity holders, who include Guggenheim, Temasek, Wells Fargo and the firm's leadership and senior employees. Alliance News reported a £411m cash payment on completion and £274m in shares. Savills' shares fell 7.4% on the day of the announcement.

Regulatory approvals and timing

Savills completed the acquisition on 3 August 2026. Eastdil was rebranded Eastdil Secured Savills and continues to operate its existing model as the group's real estate investment bank, led by executive chairman Roy March and chief executive Michael Van Konynenburg.

Market context

Eastdil earned about three-quarters of its 2025 revenue in North America. The deal is part of a wider consolidation among commercial property brokers and advisers.
