Alpine Income Property Trust said on 9 October 2026 that it had agreed to acquire a 13-property industrial portfolio across 11 states for US$117.3m.

Why Alpine Income Property Trust, Inc. is buying 13-property US industrial portfolio

Chief executive John Albright described the assets as mission-critical manufacturing and distribution facilities and pointed to annual rent escalators as a source of future cash flow growth.

Deal terms and financing

The price equates to about US$63 per square foot. Alpine plans to fund the purchase with borrowings under its revolving credit facility, proceeds from selected disposals and commercial loan repayments. The seller, an institutional owner, was not named.

Regulatory approvals and timing

Closing is expected in the fourth quarter of 2026, subject to customary closing conditions.

Market context

The portfolio covers about 1.9m square feet on about 209 acres and is 100% leased to nine tenants, with no lease expiring before late 2031. About 19% of in-place cash rent comes from investment-grade tenants or their subsidiaries.
