Link REIT has agreed to sell 700 Nathan Road in Mong Kok to Han Bliss Global for an initial HK$2.3bn, the trust's manager said on 30 October 2026.

Why Han Bliss Global Limited (Dr Bunny Chan Chung-bun) is buying 700 Nathan Road (T.O.P), Mong Kok, from Link REIT

Link said the sale fits its portfolio optimisation strategy of owning and managing shopping malls and car parks in Asia-Pacific and divesting non-core assets. Most of the building's income comes from offices.

Deal terms and financing

The consideration covers the entire share capital of the property-holding company and the assignment of a shareholder loan, subject to completion-accounts adjustments. A purchase price adjustment deed entitles Link to 20% of any gain above HK$2.3bn (compounded at 5% a year) if the property or control of the buyer changes hands within a set period.

Regulatory approvals and timing

Completion is not subject to conditions precedent and no unitholder approval is needed, as the disposal is below Listing Rules notification thresholds.

Market context

The 284,767 sq ft building, formerly the Trade and Industry Department Tower, was 94.4% occupied at 30 September. Link acquired it in a government tender in 2016 for HK$5.91bn.
