Garda Property Group said on 21 October 2026 that it would sell its seven remaining Brisbane industrial properties to a Charter Hall-managed fund for A$300.0m.
Why Charter Hall-managed fund is buying Garda Property Group's seven Brisbane industrial properties
Garda said the sale lets it exit asset ownership at a small discount to book value while listed property trusts trade at material discounts, and redeploy capital into real estate lending.
“The Transactions represent an exit from asset ownership, at a nominal discount to carrying value and NTA, at a time when Garda and the REIT sector generally are trading at material discounts.”
Deal terms and financing
The price is a nominal 1.4% discount to book value. Contracts are unconditional apart from the A$80.7m Morningside property, which is subject to due diligence. Proceeds will repay Garda's A$185.3m syndicated debt facility and leave about A$176.6m of cash; Garda raised its FY27 FFO guidance to 12.5c.
Regulatory approvals and timing
Settlements are scheduled between 20 November 2026 and about March 2027.
Market context
Including two earlier asset sales, Garda's portfolio sales total A$350.8m.
